Queensbay vs The Light City vs Gurney: Which Location Wins for Commuting?

Three prominent Penang waterfront addresses. Three very different commuting positions. This study compares where each location sits within Penang's north–south–mainland movement network — before we move on to a separate 7-day travel-time study.

The Same Waterfront — Three Different Daily-Life Maps

None of these locations is closest to everything. Their strength depends on which part of Penang your daily life revolves around.

01 · SOUTH

Queensbay

Positioned inside the Bayan Lepas corridor, close to the airport, Free Industrial Zone and southern Penang employment base.

Southern-Island Specialist
02 · CENTRAL

The Light City

Positioned between George Town and Bayan Lepas with direct proximity to the coastal expressway, Penang Bridge and the future Penang Waterfront LRT station.

All-Round Network Position
03 · NORTH

Gurney

Positioned close to George Town, Pulau Tikus, established hospitals, schools and the northern urban corridor.

North / City Specialist

Penang has several high-profile waterfront addresses, but waterfront living is not only about the sea view. For anyone who works, studies, meets clients or moves across Penang every day, a more practical question is: which waterfront location actually fits the way you commute?

In this comparison we use three representative anchors: Queensbay for the southern island, The Light City in Gelugor for the central eastern coast, and Gurney for the northern George Town corridor. All three are strong locations — but for very different reasons.

The QuestionIs there one waterfront location that works better across north, south and mainland travel?

This article compares network position and confirmed transport links. It does not claim to be a measured travel-time ranking. That comes in the next dedicated data study.

Queensbay: The Southern-Island Commuter

LOCATION 01

Queensbay

Best fit: Bayan Lepas

Queensbay's biggest advantage is straightforward: it is already inside Penang's southern economic corridor. Queensbay Mall describes its location as being in the heart of Bayan Lepas.

  • Bayan Lepas and Bayan Baru are on the same side of the island.
  • Penang International Airport is naturally more relevant to this location than to the northern coast.
  • The Free Industrial Zone and southern multinational employment corridor are the key commuting logic.

For someone whose daily routine revolves around the semiconductor, electronics, manufacturing and multinational-company ecosystem in Bayan Lepas, Queensbay has a strong geographic advantage: you are not travelling towards the southern employment corridor every morning — you are already there.

The trade-off is directionality. As your weekly movement shifts towards central George Town, Gurney, Tanjung Tokong or repeated mainland trips, Queensbay's southern position becomes less balanced.

Gurney: The George Town & Northern-Island Commuter

LOCATION 02

Gurney

Best fit: George Town / North

Gurney sits at almost the opposite end of the commuting equation. Gurney Plaza states that it is on Gurney Drive, approximately three kilometres northwest of George Town's city centre.

  • George Town and Pulau Tikus are close to the core daily-life catchment.
  • Hospitals, schools and mature urban amenities are concentrated nearby.
  • Tanjung Tokong and the northern island corridor are more naturally aligned with Gurney.

For a resident who works in George Town and spends most evenings around Pulau Tikus, Gurney or Tanjung Tokong, northern proximity can matter more than being geographically central on a map.

The trade-off appears when daily travel repeatedly shifts south toward Bayan Lepas, the airport, or east toward Penang Bridge and the mainland.

The Light City: The All-Rounder?

LOCATION 03

The Light City

Best fit: Mixed-direction travel

The Light City's advantage is different. It is not the closest waterfront address to every destination. Instead, its strength is the way it sits between several major movement corridors.

IJM Land states that The Light Waterfront is approximately 100 metres from the Tun Dr Lim Chong Eu Expressway, 500 metres from Penang Bridge, 6.9 km from Queensbay Mall, 12 km from Penang International Airport and 13 km from Gurney Plaza.

  • South: Bayan Lepas and the airport corridor.
  • North: George Town and Gurney.
  • East: Penang Bridge and the mainland.

That creates a strong case for someone whose weekly movement is spread across several parts of Penang, rather than concentrated entirely in the north or south.

So Who Has the Strongest Commuting Position?

There is no single answer for every resident because the strongest location changes with the destination mix. A useful comparison is to treat Queensbay and Gurney as specialists, while The Light City competes as the all-rounder.

Future direct Mutiara LRT accessThe Light CityOfficial Mutiara Line plans include Penang Waterfront Station serving The Light City / PWCC.The LRT is future infrastructure, not an existing commuting benefit today.

The Future LRT Changes the Equation

The official Mutiara Line alignment includes Penang Waterfront Station, with MRT Corp identifying the station as serving The Light City Development and Penang Waterfront Convention Centre.

Official Line Length29.67 km
Official Station Count22 stations
Target Start of OperationsDecember 2031

This matters because The Light City's future transport mix is structurally different: road access, the coastal expressway, Penang Bridge and planned rail all converge in the same general location.

Important distinction

Future LRT access should not be presented as a current commuting advantage. The rail system is planned infrastructure and its future operational impact still needs to be tested after opening.

The Real Measure Should Be Time — Not Distance

A location can look central on a map and still perform differently during peak traffic. Distance alone cannot tell us how efficient a commute actually feels.

A proper commuting study should measure all three waterfront locations against the same destinations on the same days and at the same time periods.

The Next Data StudyQueensbay vs The Light City vs Gurney — measured by actual travel time.

The next study can test weekday mornings, lunch periods, evening peak hours, nights and weekends, then calculate average commute, worst-case commute, variability and annual time cost.

Propmula View

A sea view influences how a property feels. Travel time influences how you live every day. That is why the best waterfront address should not simply be the one with the nicest promenade, the newest retail concept or the most prestigious postcode.

If most of your life is in Bayan Lepas

Queensbay has the strongest geographic case because it sits inside the southern island corridor.

If most of your life is around George Town and northern Penang

Gurney may be the better fit because it keeps the established northern-city catchment close.

If your week regularly moves north, south and across Penang Bridge

The Light City has the strongest case as the all-round commuting-position contender. That conclusion is based on network position and confirmed transport connections — not yet on a completed travel-time dataset.

The better question is therefore not: "Which waterfront is the best?"

It is: "Where do I actually need to go every week?"
